When it comes to selling your home in NYC, having a very clear marketing strategy is key to success―and in a market flooded with 'more of the same', having a creative approach can make all the difference.

Over the course of the next 4 weeks, I’ll be breaking down 4 unique marketing strategies we implement to cut through the noise and get our listings the attention they deserve.

Today, it’s all about video.

So, why video? Well, just think about it.

If a picture tells a 1,000 words, then a video is priceless

Statistics show that real estate listings with videos receive more inquiries than those without. 

That being the case, if you're trying to penetrate a crowded market, high quality video production can be a key growth lever. 

But not all videos are created equal. 

Think about how many real estate videos you've seen of the same old 'walk through'; a camera slowly pans across a room, then transitions to a close up of a light fixture, before cutting to a birds eye view of a backyard.

These videos, while pleasant enough, do nothing to showcase the home in a unique light. Nor do they create any buzz or point of difference. 

We try to be different. We try to tell a story. Communicate a lifestyle. And we do it with a very clear narrative that speaks to the demographic we are targeting.

Take the video we shot for 303 Mercer Street, B102 for example. We knew this was a unique home from the moment we first step foot inside. A 4-bedroom, 2.5-bath loft-like triplex with stunning architectural features called for something creative.

Our solution: a fun hide and seek style video. But don’t take our word for it. Here’s what CityRealty thought about the video:

This latest video follows three children playing hide-and-seek to Moby’s upbeat song “Honey” in the airy and bright apartment. The small size of the children highlights the home’s 13-foot ceilings and oversized windows. The many places the children find to hide and seek and their abundant energy show off all the closets, the kitchen ladder, the stunning floating steel architectural staircase and all of the fun ins and outs of the apartment. -

This video managed to create a sense of hype and buzz around the property, which led to high open house attendances, press attention (as above) and strong engagement across all of our platforms (Facebook, Instagram, and YouTube).

The net result: we put the home under contract in just 14 days, at full ask.
